The following list covers most situations. Our mortgage consultant will inform you as to which documents we will actually need to process your loan.
Income
Past two years W-2 statements.
Pay Stubs covering the last 30 days.
Two years signed personal tax returns; all schedules (self employed, paid by commission, or own rental property)
If self employed through a corporation or partnership,last two years business returns and a year to date P&L and balance sheet.
Leases for all rental property.
Assets
Two most recent months bank statements; all pages.
Most recent account statement of 401K, IRA, or Mutual fund accounts.
If equity from a pending sale is to be used with this mortgage, we will need a copy of the sales contract for this sale and eventually the executed settlement statement proving the sale.
Miscellaneous
Account number and phone number for all current mortgages.
If you are currently renting, either 12 months cancelled checks/money order receipts, or the name, address, and phone number of your current landlord.
If separated, a fully executed separation agreement with property settlement, alimony, child support, etc.
If divorced, a fully executed divorce decree.
If you have filed bankruptcy in the past, please be ready to provide your bankruptcy discharge and schedule of debtors.
Most recent property tax bill (refinances only).
Name and phone number of your homeowners insurance agent.
Copy of the purchase agreement with any addendums (purchase only)
